	AWWU 2012 Utility Rate Increase The Regulatory Commission of Alaska approved rate increases, which went into effect January 1, 2012. A typical single family residence will see a 6% (approx. $2.62) increase in their monthly water bill and an 11% (approx. $3.74) increase for sewer. These increased rates will assist in funding the manhole rehabilitation in Girdwood. This ongoing project is necessary to allow Girdwood’s Wastewater Treatment Plant to continue operations. Alaska Department of Transportation This winter has been a doozy for all of us who travel on the Seward Highway. The incredible amount of snow we have received so far this season has closed down the highway several times due to avalanche mitigation and accidents. To check current road conditions, visit the Alaska Department of Transportation and Public Facilities website, 511.alaska.gov. This informative website has an interactive map of Alaska’s roads and is updated hourly with driving conditions, accidents or avalanches that have occurred. Be sure to check the website whenever you’re unsure about the driving conditions out there. Travel safely.

Starting immediately, you can bring donation items to our Girdwood office located on Hightower Road, across the street from Silvertip Grill & the Mercantile. This will ensure food items don’t freeze, as the chapel is not open all of the time. We will make certain these donated food items get to the Girdwood Chapel on Timberline Drive. 	Current Interest Rates Conventional 30-year fixed – 3.875% Conventional 15-year fixed – 3.125%
	Fee Increase to Impact Home Loans (cited from mortgagemarketguide.com January, 2012) Back in December, Congress reached a deal to fund the payroll tax extension. This payroll tax cut provides a 2% tax reduction for individuals that make less than $106,800. This is very helpful to Americans who are struggling during these tough economic times. However, this will impact the mortgage world through what is called a “g-fee” or guarantee fee. The g-fee is an amount charged by mortgage-backed securities providers like Fannie Mae and Freddie Mac to protect against credit-related losses in the overall mortgage portfolio. For example, on a $200,000 home loan, the increased g-fee would equate to $250 more per year in interest. To avoid this, one can buy down the cost with cash up front. This will impact all new borrowers of Freddie Mac, Fannie Mae, and FHA loans. The increase of guarantee fees will officially begin on April 1, 2012.

	Community News Surely you have seen coverage of the cruise ship that sank off the coast of Italy last week, a nightmare for everyone involved. One of the families on that ship lives here in Girdwood, and we’re so happy to hear they are all safe and together. Our thoughts and prayers go out to those who lost loved ones in this tragedy. The following link is from CBS News, who interviewed the Lukes family. Click here to watch the interview. The January Girdwood Board of Supervisors meeting was held Monday, January 16th. Fire Chief Bill Chadwick had a couple of recommendations regarding fire safety. He mentioned checking on your gas meter outside to ensure it is free from ice fall dangers (i.e roof shed) and checking your outside vents to make sure they are free of ice buildup, especially if you have a Rinnai heater. Also, the Girdwood Fire department is still offering free carbon monoxide alarms and smoke detectors for your home. Members of the fire department will come to your home to install them. 	Can you believe this snow!? The Alyeska Resort Snow Report states that 331″ of snow has fallen so far this season! We hope you’re all safe out there and enjoying all the perks of the winter season! Weekend events include Flowmotion performing at the Sitzmark Friday, Saturday and Sunday nights, January 13-15. There is also night skiing at the resort Friday and Saturday, January 13 & 14. 	The Glacier City Realty team had the opportunity to attend the Anchorage Board of Realtors Annual Market Forecast Luncheon this week. Some very interesting facts arose and we thought we’d pass this info on to you! Condo sales in our area (Girdwood / Alyeska) have increased from 2010 to 2011. There were 22 condos sold in 2010 with an average of 199 days on market. In 2011, 27 condos sold with an average of 144 days on market. An increase of 18.5% with 55 fewer days on market. However, while the numbers are substantially higher, condo sales in Anchorage decreased by 15.5% from 2010 to 2011! Alaska real estate sales continue to thrive compared to the rest of the country. In 2011, the percentage of distressed properties (HUD, REO, & short sales) on the market in Portland was near 40%, with Spokane at 30% and Phoenix at a whopping 60%. In the Anchorage area, it was 9.8%. The numbers prove the economy up here is faring much better than the rest of the country.
	Pending Sales Keeping up with the condo stats in Girdwood, 150 Hightower Road, Ski View condo #203 pended on January 5th, 2012 after 63 days on market. This is the first property to pend in our area in 2012.

	Existing Home Sales Continue to rise November (cited from realtor.org, December 21, 2011) Existing-home sales rose again in November and remain above a year ago, according to the National Association of Realtors. The latest monthly data shows an increase of 4% from October to November 2011, and an increase of 12.2% comparing November 2010 to November 2011. According to Freddie Mac, a 30-year conventional, fixed-rate mortgage fell to a record low 3.99% in November 2011, compared to 4.07% in October 2011 and 4.3% in November 2010. 	Local Events Girdwood Food Bank- If you or someone you know is in need of a little extra help this holiday season, the Girdwood Food Bank will be open Monday, December 19th from 1-4pm. The food bank is located at the Girdwood Chapel on Timberline Drive. If you would like to donate food items, please call the Chapel at 783-0127. Santa will be visiting Alyeska Resort on the evening of December 22. Bring the kids to the Columbia Ballroom for a visit. Doors open at 6 pm and Santa arrives at 7 pm. Night skiing starts tomorrow night, Saturday, December 17th, and will continue through the new year excluding Christmas Eve & New Year’s Eve. The mountain will be open until 9pm on these nights. This event is a fundraiser for the Chugach National Forest Avalanche Information Center. This event will be held Wednesday, December 14th at the Sitzmark Bar & Grill. Doors open at 6pm, show starts at 7pm. PTA Fundraiser- The Girdwood PTA is selling gift cards for holiday wreaths & centerpieces made by the folks at Dimond Greenhouses in Anchorage.
